WELCOME

Hi,

Thinking Ahead

Whatever drove you to go into business, you won’t maximise its value or realise your dreams unless you ask yourself – and answer – the question “How am I going to get out of it?” Ideally you need to ask that question before you start, inherit or buy the business. Once you do start thinking about an exit strategy, you have avoided the greatest mistake made by entrepreneurs in the modern business world, namely not having a planned way out. If you approach this important issue seriously, and give it the time it deserves, you will put yourself in the top 10% of business owners who actually get something more from their business than a little profit on the way through.

ROBERT HARRIS CHARTWELL

Newly Branded Outlet

This Robert Harris store is a newly branded outlet, and a renovation of an existing café site originating when the mall was built in 1974.

It was historically operated as a stand alone café until September 2007 when the owner acquired a new six year lease from Westfield Trust. A requirement by Westfield to grant the new lease was to brand the café, demonstrating the value and security that Westfield perceives branded outlets have to offer. The owner wisely and prudently chose Robert Harris, which is arguably N.Z.’s most recognized coffee brand and is now a household name with some 50 outlets nationwide.

A major investment was needed to bring the café to the required high Robert Harris standard. This is evidenced by the attractive, customer friendly and aesthetically appealing premises that now occupy a highly visible bustling corner site in one of the malls busiest thoroughfares. No expense was spared with the total cost of the refurbishment approximating $200,000.

Since re-opening under the brand on 1st September 2007 there has been a significant increase in customer count and sales have rocketed, with turnover already topping $18,000 per week. The average customer spend has also risen which is typical of the higher end market niche that the Robert Harris group enjoys.

BUSINESS SELLING TIPS

Don’t Get Emotionally Attached

If your business has been a success, you’ve probably had to pour most of your time, energy and money into it for what may seem like forever. It may have started as a dream and you are very proud that it has become a living and breathing reality. You may see your business as an extension of yourself and it may be hard to even imagine life without it. Your entire family may have depended on the business, discussed it endlessly around the dinner table, used it as an education and a proving ground for the children, and practically made it into another family member! Leave that all behind you in this process. Approach this methodically and start to see your business through the eyes of a prospective buyer.
