WELCOME

Hi

Is it the right time to sell?

  • Many business owners arrive back from their Christmas break with one thought on their mind – it’s time to sell the business. If this is you, or one of your clients, take a minute to consider whether now really is the right time to sell.

Have you, or your client, had enough of…

  •  §  Working long hours month after month?
§  Dealing with never-ending staffing and compliance issues?
§  Seeing too little of family and friends?
     §  Constantly feeling under pressure?
§  Watching cash flow like a hawk?
     §  Chasing up stubborn debtors?
     §  Paying stacks of bills?
     §  Feeling overwhelmed by growth?
§  Being constantly interrupted by the phone and email?
     §  Worrying about the overdraft?

If the answer is ‘yes’ to more than a couple of these, it may well be time to put the business on the market. But there are still the questions of how much the business is worth, how to judge the market, and how to prepare the business for a confidential sale.

To get top price, and to make it easier on you or your client, it is best to list with an experienced, professional business broker such as Affiliated Business Consultants (MREINZ). We’re receiving many multiple offers right now – a sure indicator that the market is strong if the marketing is right.

PROFITABLE WEST CITY CAFE

This flourishing high profile operation opened in March 1998. It immediately established itself as a major player amongst a myriad of major brands, food outlets and high end retailers in the hustle and bustle of West City Mega Mall (reportedly over 8 million shoppers last 12 month period).

Trading over the recent Christmas period again saw sales rocketing to a new record level. Wesfield Centre Management confirmed that this Café ranked third among the entire Westfield Group throughout NZ for sales over this period.

Simple in its concept, yet highly profitable for its “hands on” owners, it sets itself apart from other food outlets by its prominence of location, highly visible product presentation, its very popular mezzanine seating and it boasts the only liquor licence in the entire Mall complex.

Huge coffee and volume food sales confirm the popularity of this consistent performer.

The attractive and well appointed premises has recently undergone considerable upgrading with all major equipment replaced and maintains the highest food grading.

Major business developments close to the Mall (and this Café) include a new university (6000 students), new Council offices, new (Weta Workshop style) film making studio/workshop.

Current financial information provided by our Vendors, a purchaser could expect a return on investment in excess of 30% after a management salary.

Based on our company’s successes in selling similar Cafes, we expect this offering to attract considerable interest in the marketplace from experienced operators and new entrants to the industry as they recognize the absolute advantages of the high profile site, the strength and customer pull of the Westfield Mall and the integrity and presentation of the business.

Price $350,000 plus stock at valuation ($7,000).

Stress Management

A lecturer, when explaining stress management to an audience, raised a glass of water and asked, “How heavy is this glass of water?”

Answers called out ranged from 20g to 500g.

The lecturer replied, “The absolute weight doesn’t matter. It depends on how long you try to hold it.  If I hold it for a minute, that’s not a problem.  If I hold it for an hour, I’ll have an ache in my arm.  If I hold it for a day, you’ll have to call an ambulance.  In each case, it’s the same weight, but the longer I hold it, the heavier it becomes”.

“And that’s the way it is with stress management.  If we carry our burdens all the time, sooner or later, as the burden becomes increasingly heavy, we won’t be able to carry on.  As with the glass of water, you have to put it down for a while and rest. When we’re refreshed, we can pick it up again. Whatever burdens you’re carrying now, put them down for a moment. Relax; rest, before you pick them up again”.

Live simply, love generously, care deeply, speak kindly, and be best to yourself.  Life is short, take time to enjoy it.
