RECORD SALES IN OCTOBER

They say that success breeds success and our recent Business Brokerage of the Year Award has been followed by an outstanding month of sales. It might be coincidence or it might be that good news travels fast. Either way we are selling heaps, and we are very keen to introduce more buyers to more businesses. Please let us know if you would like our thoughts on what your business is worth and how we can help you to get the best price when you sell.

It is incredible how many people across all sectors have told us that September was their quietest month in years and that things picked up significantly in October. This seems to be borne out by the latest National Bank business confidence survey, which reveals a marked improvement in business sentiment. More owners are expecting sales to increase and that they will be employing more staff. This has been reinforced by other banking surveys which all suggest growth over the next few quarters.

International sharemarkets rallied over the latter part of September and October and the global mood seems to be more buoyant.

Other things that happened in October:

  • The Aussies finally settled on a government
  • The Commonwealth Games went off without a hitch
  • Auckland is now a Super City
  • Wellington is the best little capital city in the world
  • Christchurch is still shaky
  • The Official cash rate (OCR) remains unchanged
  • The Hobbit is coming to NZ
  • The All Blacks got the speed wobbles

Alan Bollard has indicated that the (OCR) will not be reviewed upwards before March 2011. This means that the current interest rate environment is likely to be maintained until that time. The BNZ’s Tony Alexander continues to remind us of the demands on the housing sector and that upwards pricing pressure is likely to apply from the middle of next year. This in turn may fuel an interest rate hike but the jury is out and economists and weather forecasters are not likely to get it right this far out.

The long term effects of the Global Financial Crisis should see a more fiscally responsible attitude from both lenders and borrowers meaning less volatility and steadier growth curves.

So it seems that there may be a new mood of optimism and spring has had its magical effect on the Kiwi psyche. Now is a very important time for buyers and sellers, especially those who want things to happen before Christmas. It’s only a matter of weeks until the holiday season is here so give us a call today if you’re keen to see some real action before the big event.

Titles Book Gallery

Location

Katikati
BAY OF PLENTY

Overview

This business and freehold land opportunity really is something very special. Located on a side road, just off State Highway 2, approximately 9 km south of Katikati,  a rural service centre town and approximately 27 km from Tauranga, from where it is considered to be an easy commute.

Total land area is approximately 6,358m2 sheltered from major traffic noise and enjoys quality to die for, views across forest land and to the inner Tauranga Harbour and Matakana Island.

The land being all flat is very well suited for many intensive rural use purposes and is currently developed for lifestyle and commercial use. Commercial activity on the property has the necessary planning permission and currently a purpose built building housing a large bookshop specialising in second-hand quality books, plus hard-to-find books and prints. Further to this is also a second building currently used for prints and packaging which could be easily converted into a lovely cafe/gallery with views out across the lower farmlands to the Tauranga Harbour and Matakana Island.

The house on the property is a mixed age having three bedrooms with an attached double garage, timber based veranda, sun porch plus two living rooms, kitchen, bathrooms, separate toilet, laundry and entrance foyer to the hallway. The home through the years has been upgraded with a good average range of modern fittings and the recently extended part, internally redecorated.

The cafe storeroom is currently a print store in an older style building which could possibly be converted to an attractive cafe with outstanding views. This conversion would be relatively simple as originally at some stage of its life it was evidently a cafe. This location is definitely a destination in its own right.

There is a workshop attached to the cafe which could also be converted to perhaps be part of the cafe or possibly for other uses.

The large utility building houses the Titles Book Gallery shop was built by the vendors in 2002, fully lined, commercial lighting, carpeted floors, large vista windows to take in the views and has outside access to a  large toilet and hand wash area for patrons or clients.
Outside is a fantastic full concrete drive, parking area, concrete paths and patios, timber and brick edged gardens, cobble stone and brick courtyard and BBQ, mature lawns and gardens, citrus trees and old grapevines all excellent producers, hedging and a potager garden supported by the Katikati Herb Society. Power, telephone and community water supplies are reticulated under ground plus the property has its own deep well.

There are many alternative uses for this exciting property and business just to mention a few...

Bookshop with around 20th century titles,  expanded client base and encourage bulk visitors i.e. clubs, car clubs, bus tours, individuals, websites, mail-outs and heavy promotions could make this a destination location.

Having the Garden exposed for visitor’s picnics, tours, relaxing, photography, sales of fresh vegetables, herbs and fruit etc, also could make it a destination location.

Print room and packaging room could become a fantastic 40 plus seat cafe with inside/outside ambience, under umbrella seating with views. A wow factor with perhaps framed prints for sale on the internal walls as well.

Signage is already located at both ends of the property and the main highway.

Currently the business is primarily a buyer and seller of quality and rare books as well as prints of all types, signs, cards, music and miscellaneous and the vendors trade all over the world as well as New Zealand, the book titles cover from the 17th to the 21st century with new titles being stocked daily.

Ideal business for a visionary husband and wife team who enjoy books.
